Realtor signage policy
When a unit is for sale, a single sign no larger than four (4) square feet may be placed in a window or in the front yard of the home. Yard signs must be on a gate-leg signpost not more than 6 feet in height. A reasonable number of small "open house" signs are permitted up to 72 hours before the event, and must be removed promptly following the close of the open house.
Who manages Woodbridge Crossing?
WC is a fee simple, self-managed community. A volunteer Board of Directors handles routine maintenance tasks, manages the Association's vendors, and responds to resident requests.
Is there an Association initiation fee for new owners?
No. There is not any initiation fee at Woodbridge Crossing.
What is the monthly Association fee and what does it cover?
The current monthly fee is $250. The money is used for expenses associated with landscape maintenance, liability insurance on common property, common area lighting on the grounds, exterior termite monitoring, and other incidental operating expenses.
The monthly fee does NOT cover any utilities, garbage collection, building maintenance, or homeowners insurance. Each homeowner is responsible for their own insurance, utility costs, and maintenance of their unit.
What about special assessments?
Special assessments are proposed by the WC board for special projects or emergency expenses that occur. All assessments must be approved by a majority vote of the homeowners.

Is there a reserve fund for roofing and other building maintenance?
No. WC is a fee simple community. Therefore, all exterior building maintenance is the responsibility of each individual homeowner.
What is the policy regarding the leasing of units?
The WC covenants stipulate no more than four (4) homes may be leased at any given time. All other units are considered to be in "restricted leasing status". The association maintains a rental wait list for owners who may wish to lease their unit at a future date.

Is there a master insurance policy for the complex?
No. There is no master insurance policy since homeownership is fee simple. Each homeowner is responsible for the property/casualty insurance on their property.
Note: The Association does have basic liability insurance for common areas on the WC property.
Is the Association involved in any litigation?
No. The WC Association is not currently involved in any legal proceedings at this time.
Would a homeover be permitted to install a fence? If so, what is the approval process for doing so?
Permission to erect a fence must be obtained from the WC board. In addition, the closest neighbors to the unit would need to confirm they have no objection to the plans. As you might expect, approval to install a fence depends largely on the type of fence, the size (height & area), and the exact location.
Who should a potential buyer contact to obtain a termite inspection letter?
The WC association currently has a contract with Northwest Exterminating [888-466-7849 http://www.callnorthwest.com] for termite monitoring of all the buildings in the complex. There may be a fee for NW to provide an inspection service. Of course, a different exterminating company can be used if desired.
How can a buyer obtain a closing letter?

Are there assigned parking spaces for each unit?
No. All streets and parking areas in our community are public roads, and as such there is no assigned parking. The only Association requirement is that you park in a marked space. Parking along curbs is discouraged because of the possibility of blocking emergency vehicles.
Are there any pet restrictions?
Pets are welcome in our community. A leash law requires all animals to be on a leash when outside, and you must clean up after all pets to keep our grounds sanitary. The WC covenants do not allow animals to be kept on the property for breeding and/or commercial purposes.
